Kibart provided M/E/P and fire protection engineering design services for five new housing apartment buildings located in Arlington, Virginia:

  • One Senior Housing (75,825 SF)
  • One Low Income Housing (114,600 SF)
  • Three Multi-family Housing Buildings (156,000 SF in total)

This project is being designed per the requirements of the EarthCraft Virginia Multifamily Green Building Standards and the Virginia Housing Development Authority Low Income Housing Tax Credit Program.

M/E/P engineering design services include:

  • Ductless split system HVAC units and energy recovery ventilators for one-bedroom dwelling units, and split system heat pump HVAC units for multi-bedroom dwelling units
  • HVAC systems for common areas, including central laundry, community room, offices and corridors
  • Garage exhaust systems
  • Water services – domestic and fire protection
  • NFPA 13R sprinkler system with fire pump and NFPA 13 dry pipe sprinkler system for garage
  • Sanitary, storm water, domestic water and condensate piping systems
  • Sub-slab and foundation drainage systems
  • Domestic water heating systems utilizing tank type electric water heaters
  • Electric services – each building and all apartments separately metered, and dedicated fire pump services
  • Power distribution systems, including house/common switchboards with surge protection
  • Emergency power for senior housing to backup life safety, elevators, fire pump and emergency areas of refuge
  • Addressable fire alarm systems in all buildings, including low-frequency sounders in all units
  • ADA units provided with reach-compliant outlets, appliances
  • Audio/visual fire alarm devices, smoke detectors and doorbells for hearing impaired units
